as far as the local makeshift map of the area where I live is any reference, your chances to find empty deserted dwellings are rather high. there are many empty houses, lots of unfinished constructions and only a handful active settlements of different sizes. if you want to start out at a civilized place, try the forum's section on villages looking for settlers
