Hi , is there a way for my friend , to teleport to me? or he needs to walk by foot?

2nd question , if i get yeomantry , how do i invite someone to "my land" ?

From what I have seen on the forums, unless he's a new character, and knows your Hearth Secret, (if so talk to the guy in the top corner and get an alternate exit that will pop out by you) he's going to have to walk.

For the Yeomanry thing, assign them a color, and make sure that color has all the appropriate "tresspassing, Theft, Ect." tabs "checked" to allow anyone of that color designation that liberty on YOUR property. Only works if you have them as "Kin" and have them assigned as that color, as far as I know. Going to experiment with that more myself.

Pretty much not so rare - I did it once. Actually catch empress twice, tho.
