After a short consideration I'd REALLY suggest scraping the Mountain Tradition bonus. Since it needs to be present underground it will only benefit the realm owners.

Or at least make make it so that the above ground realm will extend underground automatically as in the present form this will only serve to widen the gap between big factions and the rest of us.

Looks good, I'm impressed you were able to come up with 12 buffs without worthless filler. Okay, the swan one seems a bit questionable, but the rest seem pretty good.

Im amazed no one mentioned the wolf in the picture yet
I have vague memories of tying a woman up and throwing her in a dungeon.

Marriage of the Sea looks kinda underwhelming, but Heraldic Swan must be a joke. WTB Heraldic Bear.

Anyway, I was hoping bonuses would be arranged in a tree, with trunk being generalist and branches specialist. For example, agriculture->crops->grains->wheat. Specialist bonuses give a lot bigger bonus per authority used, but of course apply to a lot smaller range of industries.
