yeah, if you rightclick a corner and use "prepare for gate" you can put another corner on a distance that will allow you to build a gate

You can't really loose a store hat. It will always be available again in your hearthfire. This and next world too.

Edit: Actually, you can "lose" a store hat if you willingly trade it via "transfer ownership" option or how it is called.
