What does vitality, substance and essence depend on?

We are trying to locate to a better place preferably next to high quality soil, water and clay. I've been looking for a while and it's getting tiresome finding an ideal place. Do any of these depend on skill, terrain or attributes? I know they are capped by survival but are all of them just random variables?

Seems like all the quality map uses different coherent noise map. To find a very high of all 3 quality is very rare, to find all high 3 for soil water and clay is just plain impossible. And all those 3 resource can be transported to your home base, I think you can still q up your farms even if the soil is q10, so you probably better off finding a Wald terrain or near a cave with ore to settle down. Then choose one of those 3 quality stat you want to concentrate and then find the highest node for those q and transport it back to your base and grind it up.

clay is probably the hardest to find that have high quality considering the diggable area you have in the world is very small compare to water and soil. If you found any, you need to claim it as soon as possible.
