Pclaim question

I had a neighbor move in a while ago about maybe 12 or so squares away. He set up a claim that went into the sea a quite a bit. His palisade is small (7x7 maybe) which houses his Claim totem.

I see why he did it because the shore has the highest clay in the area. I had no problem with him before since I just made an alt to enter his shore line to thief the clay. If he picked the scents and killed the alt, it was no big deal.

Recently I logged in with the alt and trespassed onto his shore, but when I went to dig the clay I was informed that this was someone else's property and I couldn't get the clay. Since I never see him, ( I think he just used the whirlpool to originally claim the place ) , and his gate is open, exactly how do I either get access to the clay or destroy his claim totem ?

I have other options if he/she is still playing.
I can leave a few signs around his perimeter asking for him to give me access and authority to dig the clay (thieving). It's not like I can wear the clay out. If I do this, what would be a reasonable time to wait 1-2 weeks? longer?

Any other ideas? and yes I had criminal acts on or I wouldn't have been able to enter his claim.

It might be just an alt of another person who claimed this place just so no one else can (perhaps faction or bigger village). If they have not given You permission, I can think they never did care about You I guess?

when you walked through his gate, you got the visitor debuff, which wont allow you to perform any criminal acts while on someones property. Which is why it told you that property belonged to someone else. As long as you dont walk through his gates, you wont get this and can continue thieving with an alt.
