Note that I only used bread as an example, domovoi should accept any food (like I said, not as picky as ancestors), and repair materials should be what you actually need for repairs on your claim (you have to have those, else how did you build the stuff in the first place?).
To break a claim under this system, you'd besiege it. Break in, break the owner's hearth, and prevent him from coming back to do repairs. Vandalism would also reduce domovoi's satisfaction, so if you broke everything it'd only take a couple of RL days for the claim to expire (the owner needs time for a shot at breaking the siege). Claims without any objects on them should naturally last only a couple of days without upkeep (think of it as buildings acting as "authority" storage).
If claims take resources to upkeep (not extra resources, mind you, only what you'd use for repairs anyway), I don't see a problem with people having as many claims as they can afford. But I don't think that personal claims should be used by groups for claiming clay spots etc - that should be covered by kingdom claim (a whole different topic).
