I don't know, I think the prices are kind of reasonable if he chips away all the boulders and stacks all the stones into nice stockpiles. And I could afford his services and I don't bot.

But I have no need for cellars, and more importantly, I wouldn't just let anybody into my base, not unless the person already has a solid reputation as a trader/worker for hire.
