What do you mean? they just fixed the lagg yesterday. Haven is now lagg free, if you don't believe me go look yourself.

BOB DOLE
Early world exploit: Put your hearthfire inside a cave, then hold shift to position a claim right in front of a cave. After 8 hours the claim will be unbreakable. Since your hearthfire is inside the cave, you can still get back inside, and leave, but nobody will be able to enter, effectively making you unraidable for the first 3-7 days. Enjoy

It was also invite only from what I understand, which helped a lot. Only letting in people with a good reputation goes a long way to preventing messes from happening.

Invitations were handed easily to most of our hermit neighbours, so it wasn't exactly strict selection.

most of your neighbours around Buyan were very nice or nice enough anyways though ;)
(or, you had shooed away not-nice ones.)
people get more generous and kind when surrounded by a good environment. your most recognized achievement or reputation in w3, that i as one of your neighbours saw, was creating that air there, not just the market itself, imo.
