-Fully built walls (Includes airlock traps for would-be assaulters)
-Completely terraformed area.
~80% of the area inside the walls is open to be easily changed (Not many permanent things)
-Village Idol with almost full authority
-Knarr Dock
-Mine access to level 2
-Realm Buffs (Balders Bra)

Not-so-obvious things I will gift to the buyer:
-Quality nodes of the local area
-A tamed horse
-Personal claims for several places (Giving you the bond): This includes a massive mine for ore and the knarr dock.
-A handful of leftover seeds of various crops to help jump-start your farming (does not include all crops though as I was lazy and used most of the leftovers for fodder)
-A Herbalist Table
