I have a large personal claim. On the claim is a small farm, an orchard, and soon a vibrant garden. All industry is available besides metal and herblore. I have a mine and tarpit as well.

What I can offer is a low quality version of the entire midgame short of metal. My mine is isolated and I can't seem to make the metal jump alone. You'll get a palisaded house with your own key (I'll have no copy) in a two-tier small settlement: an internal keep area, an outer working area, located on a beautiful island just south of the north-eastern continent in the kingdom of Norsca (no affiliation.). Private home = private property. Public area = public property. Upside is there is no reason to raid here unless the raider is after quality 20 wheat or something like that. I am neighbor to a larger village that we can trade with, as well as an enormous village I have yet to make contact with. If you prefer to live on the island outside of the compound, I will personally help you develop your plot and we can share the mine. You can bring what you want but nothing is required to join.

Basically I made it so large that it is too much upkeep for just myself (the faaaarm) and I'd love company. I'm working toward metal, then a snekkja, then turning the unused land on the island into a large, publicly accessible orchard. Anything not stored in my personal house (or yours) is entirely for public use and consumption.
