I'd actually be pretty interested in a settlement like Old Brodgar. Things have changed a lot since then, and designing it around new features like the visitor debuff, field cairns, charterstones and more permissions could solve some of the problems the last incarnations had.
For those who weren't around back then, Brodgar was an attempt by Yolan to make a large village that was open to anyone who wanted to join but free from the trust issues and drama such villages usually face (Nothing like that new member cleaning out the place as soon as you give him permissions, or for that matter a newbie harvesting your top q fields with his 3 farming) See
